1. If you buy from an agent you can sell through another agent.
2. If an agent who hasn’t seen your house tells you they have
a buyer for it don’t believe it is the case (how can they know if they haven’t seen it?).
OR if you want to sell, give them an agency of one week to sell to the
named buyer only.
3. Don’t accept an offer unless you have thoroughly checked the market prices of comparable sales.
4. When an agent brags about how many sales they have made check how many years back they went.
5. Bigger advertisements in the paper don’t mean there will be more responses or that it will sell quickly.
It could just cost you more. 6. Don’t believe the agent who gives the highest estimated value of your home unless there is backup of comparable sales evidence.
7. The greatest assistance to selling is presentation and price, not so-called 'superior marketing' which just equates to you spending more money.
8. Be careful if the sales person tells you there are other offers, make sure they show you the losing offers if you win.
9. Be careful of sales people who run down other sales people. It is unprofessional and a sign of insecurity.
10. If your house or land doesn’t have loads of appeal to generate competition, don’t Auction.
11. Be careful of sales people who cut their commission. Usually they haven’t the skill or confidence to negotiate the best price for you.
12. Beware of sales people who have so many listings they can’t handle them and delegate home opens to other representatives.
13. Some sales people do no research and just tell you a very high price to get your house listed. Then spend a lot of time afterwards telling you the market has died and you won’t be able to achieve that price.
14. A lot of advertisements say "FIRST TIME OFFERED". Read the fine print. It may say "...at this price". It could have been on the market for 6 months or they’ve just put the price up.
15. Some sales people say they have sold a "Record Price" or had "Record Sales". This is usually a ploy to get you to list your property with them. Remember every sale is a record for that house (be it a high or low record).
