THE BASIS ON WHICH WE DO MARKET APPRAISALS IS AS FOLLOWS:
1) An estimate on market movements based on the price you paid plus any improvements you’ve made.
2) The state of the market then and now (that is, the movements in median price of your suburb).
3) By making comparisons with comparable properties in the neighbourhood that have recently sold.
4) By making comparisons with comparable properties in the neighbourhood that are currently for sale.
5) By estimating the value of your block and adding the depreciated value of your improvements.
It is impossible to exactly determine the value of any property due to the emotional appeal to whatever buyers are in the market at the moment.
We believe we can be reasonably accurate by using the above methods.
